Two paths: ready inventory or custom

SOISU offers two distinct routes to a furnished 25 South home:

Ready inventory path. SOISU pieces dispatched from existing stock. Lead time 1–3 weeks from order confirmation. You see the actual piece in our showroom or on WhatsApp before you commit. No customisation — material, colour, dimension, configuration are as-is. This path works when you have a tighter move-in window or want the certainty of seeing the exact piece before ordering.

Custom path. Made-to-order in 90 days from first payment. Full configuration freedom — dimension, material colour, finish, fabric/leather choice. The 90-day clock starts when you sign the Order Confirmation PDF and pay the 70% deposit. This path works when you want pieces fitted to your specific room, in your specific colour, with your specific dimensions.

Most clients combine both — ready inventory for items they want immediately (typical: armchairs, side tables, accent pieces), custom for the anchor pieces (typical: main sofa, dining table, master bed).

Day 1 — Order Confirmation PDF sign-off

Whether you choose ready inventory, custom, or a mix, the order starts with a written PDF. The Order Confirmation PDF specifies:

— Every piece, with image and form code. — Material (leather grade or fabric specification, with mill or tannery name). — Dimensions in millimetres, with engineering tolerance. — Colour and finish, with sample swatch reference. — Configuration (left/right chaise, seat count, etc.). — Lead time (1–3 weeks for ready inventory, 90 days for custom). — Total price, payment terms (70% deposit / 30% pre-delivery), and delivery scope.

You sign the PDF to confirm specs, dimensions, materials, and price. The PDF is your reference document for the entire production cycle.

Day 1–7 — 70% deposit and order start

Within 7 days of signing the Order Confirmation PDF, the 70% deposit is invoiced and received. For ready inventory, the piece is allocated from stock and prepared for dispatch. For custom orders, production begins on the day the deposit clears — this is Day 0 of the 90-day custom production cycle.

Day 28 — frame photos (custom only)

For custom orders, you receive frame photos around Day 28 of production. Hardwood frames are kiln-dried, joinery is engineered, and the frame is sanded and primed. You can validate construction quality before upholstery begins. If anything looks off, this is the time to flag it.

Day 60 — photo inspection or Bhiwandi visit

For custom orders, Day 60 is the formal mid-production gate. SOISU sends you a complete set of photos:

— The frame in its current state. — The leather or fabric, cut and laid out for your specific piece. — The cushion fill being prepared.

If you prefer to physically inspect the piece in production, you can visit our Bhiwandi facility on or around Day 60 by appointment. Bring your designer or architect if applicable. The Day 60 inspection is your last opportunity to flag corrections before final assembly.

Day 85–90 — pre-dispatch QC and 30% balance

Pre-dispatch QC happens in the final week before delivery. The full QC checklist (dimensions, surface, structure, fabric/leather consistency, finish) is completed and photographed. The 30% balance is invoiced before dispatch.

For ready inventory pieces, this stage is compressed — pre-dispatch QC happens within the 1–3 week dispatch window.

Day 90+ — installation at 25 South

SOISU's white-glove installation team handles delivery, unpacking, placement, and protective film removal. Lift dimensions and corridor turning radius are pre-validated for 25 South. Installation typically takes one or two days from delivery.

After installation, you receive a delivery sign-off form confirming all pieces have been received, inspected, and placed without defect. The 5-year structural warranty starts from this date.
